What is an SIRS?

Structural Integrity Reserve Study

The Structural Integrity Reserve Study (SIRS) is a state-mandated evaluation required for Florida condominium associations with buildings three stories or higher. This study assesses the physical condition of critical structural components—such as roofs, foundations, and load-bearing systems—and determines the reserve funding needed to maintain their long-term safety and functionality. At Fiore, we are committed to transparency and compliance with Florida Statute 718, ensuring our community’s infrastructure remains well-maintained and financially prepared for future repairs.

*Caveats to the Fiore SIRS Report

These figures are subject to change, as a new SIRS must be conducted. As of October 2025, Fiore will submit the existing report to the DBPR as proof of completion, with the understanding that an updated SIRS will be performed and resubmitted once finalized.
