Unit owners at Fiore at the Gardens Condominium Association have the right to inspect and review official Association records in accordance with Florida Statute 718.111(12). The Association has adopted the following procedures to ensure timely, orderly, and compliant access to these records.

All requests must be made in writing and delivered via Certified Mail to:

Inspections are by appointment only and will be scheduled on the last Friday of each month from 9:00 a.m. to 5:00 p.m.

Requests must be specific; vague or overly broad requests will be returned for clarification.

A unit owner may inspect records for a maximum of eight (8) hours per month.

Sign-in and sign-out are required on the day of inspection.

No documents may be removed from the office; copies may be requested.

Copy fees are: $0.15 per one-sided page and $0.20 per double-sided page.

Duplicate or repetitive requests may be declined.

Only the requesting unit owner may inspect records—no shared or forwarded information is permitted.

The unit owner must act with civility and professionalism; disruptive or inappropriate behavior may result in termination of the inspection.

No questions may be asked during the inspection; this time is for viewing records only.

Privileged records as defined by Florida Statute 718.111(12)(c)(3) are not subject to inspection.
Records Inspections
All inspections are logged, and the Association reserves the right to refuse access if a unit owner is under the influence of drugs or alcohol.
