Fiore’s Plan for Every Storm—So You’re Never Caught Off Guard.
South Florida sunshine comes with a seasonal responsibility: hurricane preparedness. At Fiore at the Gardens, we take the safety of our residents and property seriously. That’s why we’ve established a detailed Hurricane Policy and set of Procedures to guide you before, during, and after any storm event.
Here’s what every Fiore resident should know:
Policy & Procedures
1. When a Hurricane Watch is Issued
A hurricane watch means conditions are possible but not yet imminent. This is the time to prepare.
🔹 Management will send out an official email alert.
🔹 All residents must remove items from patios and balconies.
🔹 Hurricane shutter closets will be opened for access
(though owners are responsible for storage, labeling, and installation).
🔹 Stock up on essentials like water, batteries, flashlights, and radios.
🔹 Management will begin securing common areas and have vendors on standby.
PLEASE NOTE: Unit owners are solely responsible for the storage, maintenance, installation, and removal of all hurricane shutters. The Fiore at the Gardens Condominium Association or Fiore Management will take no responsibility for shutters stored in storage closets.
2. When a Hurricane Warning is Issued
A hurricane warning means the storm is likely to impact our area within 24–36 hours.
🔸 Shutters must be installed immediately—it’s mandatory. Fines apply if this is ignored.
🔸 Patios and balconies must be cleared of all furniture—it’s mandatory.
🔸 Management will secure all common area items and communicate closely with vendors and staff.
🔸 Important documents will be protected, and preparations will ramp up across the property.
🔸 If you're out of town during hurricane season, you must arrange for someone to install your shutters on your behalf.
Any unit owner who fails to install their shutters at this time WILL BE FINED $100.00 PER DAY!
3. After the Storm Passes
Once it's safe and winds drop below 35 mph:
✅ You’ll receive an update by email (or a door hanger if power is out).
✅ Shutters must be removed within 5 days, per City of Palm Beach Gardens ordinance. Fines apply after that window.
✅ You may place items back on balconies.
✅ Report leaks or damage to management and notify your insurance company as needed.
✅ Management will survey property damage, secure the grounds, and begin coordinating clean-up and repairs.
The hurricane has passed, and all hurricane shutters must be removed within five days per Palm Beach Gardens City Ordinance Sec. 86-29.
Hurricane Shutters. Failure to comply will result in a $100 fine per day.
