Be Ready Before the Storm
Living in South Florida means hurricane season is a fact of life. At Fiore at the Gardens, preparation is a shared responsibility between residents, management, and the Association. Taking a few simple steps before a storm approaches can help protect your home, your neighbors, and our community.
Below is an overview of Fiore's hurricane procedures and what residents can expect before, during, and after a storm event.
When a Hurricane Watch Is Issued
A Hurricane Watch means hurricane conditions are possible in our area. While a storm is not yet imminent, now is the time to prepare.
Resident Responsibilities
Bring all items inside from balconies and patios.
Locate and prepare your hurricane shutters.
Check flashlights, batteries, weather radios, and emergency supplies.
Stock extra drinking water and essential medications.
Stay informed by monitoring weather updates regularly.
Hurricane Shutter Information
Management will open the hurricane shutter storage closets so residents can access their shutters if needed.
Please remember:
Unit owners are solely responsible for the storage, maintenance, installation, and removal of their hurricane shutters.
If shutters are stored in the designated hurricane closet, they must be clearly labeled on both sides with the unit address.
The Association and management are not responsible for lost, damaged, or misplaced shutters stored in these areas.
Management Preparations
During a Hurricane Watch, management will:
Prepare common-area hurricane shutters.
Coordinate with vendors and place cleanup crews on standby.
Monitor weather conditions and emergency updates.
When a Hurricane Warning Is Issued
A Hurricane Warning means the storm is expected to impact our area within approximately 24 to 36 hours.
At this stage, protective actions must be completed immediately.

Resident Responsibilities
Install hurricane shutters when directed by management and the Board.
Remove all balcony and patio furniture and loose items.
Complete all storm preparations without delay.
Check on neighbors who may need assistance.
Continue monitoring weather updates.
Important: If the Board directs residents to install hurricane shutters, compliance is mandatory. Failure to install required shutters may result in fines as outlined by Association policy.
If you plan to travel during hurricane season, please arrange in advance for someone to install and remove your shutters if a storm threatens the area.
Management Preparations
Management will:
Coordinate shutter installation for common-area buildings.
Secure pool furniture, tables, chairs, planters, and other loose property.
Maintain communication with residents and staff.
Secure Association records and essential documents.
Coordinate post-storm cleanup vendors and emergency response resources.
After the Storm
Once the storm has passed and sustained wind speeds have dropped below 35 mph, management will begin damage assessments and communicate next steps.
Resident Responsibilities
Residents should:
Remove hurricane shutters within five (5) days of the storm's passing, in accordance with Palm Beach Gardens City Ordinance requirements.
Return balcony and patio items only after conditions are deemed safe.
Report roof leaks, water intrusion, or building-related damage to management immediately.
Contact their personal insurance carrier regarding any interior unit damage.
Failure to remove shutters within the required timeframe may result in fines as outlined by Association policy.
Management Responsibilities
Management will:
Inspect the property and document storm damage.
Coordinate debris removal and emergency cleanup.
Secure damaged areas to prevent further loss.
Arrange temporary repairs when necessary.
Work with insurance representatives and contractors on recovery efforts.
Residents Requiring Special Assistance
Residents who may need additional assistance before, during, or after a hurricane are encouraged to notify the management office as soon as possible.
This may include individuals who:
Are elderly
Have mobility limitations
Depend on oxygen or medical equipment
Have disabilities or special medical needs
May require additional support during an emergency
While the Association cannot provide medical care, transportation, or emergency services, maintaining a confidential list of residents with special needs allows management to better coordinate communications, welfare checks, and available resources whenever possible.
Residents who may require evacuation assistance or access to special-needs shelters should also register with Palm Beach County Emergency Management.
